Updated October 2026

A Big Island home with rainwater catchment, solar batteries and a permitted house can be financeable, but each system creates questions beyond the borrower's credit score. In Puna, Ka'u and rural areas around the island, water reliability, legal access, insurability and permitted living area can determine which lender will accept the property.

Catchment needs evidence, not just a working faucet

There is no single catchment rule shared by every mortgage program and lender. The underwriter may require evidence that the water supply is acceptable under applicable standards, adequate for household use and supported by appropriate treatment and testing.

Ask for the tank's capacity and condition, filtration and disinfection details, recent test results and maintenance records. A seller's statement that the water “has always been fine” does not replace a required laboratory report or appraisal condition.

Off-grid power and lava zones are separate decisions

Owned solar panels do not automatically make a home acceptable without utility service. The lender may assess whether independent power provides reliable service, complies with local requirements and is supported by the appraisal. Leased equipment or financing liens can introduce additional documentation.

Lava Zone 3 is not a universal mortgage prohibition or an automatic approval. It is a hazard classification that lenders and insurers evaluate differently. Obtain a property-specific insurance quote early, including hurricane coverage and any relevant exclusions. Do not assume a policy covers lava damage merely because it covers the house.

The Consumer Financial Protection Bureau explains the role of insurance and closing costs. HUD FHA Mortgage Limits provides the starting point for FHA limit research; Hawaii's 2026 one-unit high-cost ceiling reaches $1,249,125, but collateral eligibility remains a separate test.

Resolve unpermitted space before valuing it

An enclosed lanai, extra kitchen or converted garage may not count as permitted living area. Depending on its use and condition, it can affect valuation, safety findings, insurance or loan eligibility. Removing the square footage from the listing does not necessarily resolve the underlying issue.

Budget inspections and potential corrections with the closing cost estimator. For a property-specific review, give Reef & Reason the address, permit history, water-system details, power configuration and insurance quote before treating a preapproval as approval of the house.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
