A strong income and substantial down payment cannot compensate for a condominium project that fails a lender's insurance review. In Hawaii, an Association of Apartment Owners, or AOAO, may face rising hurricane premiums, coverage gaps or large deductibles that affect every owner's financing options.

Review the building before the unit

Ask for the master insurance declarations, relevant endorsements, replacement-cost information and hurricane deductible details. A percentage deductible can represent a substantial building-wide exposure; confirm the value against which the percentage is calculated and how losses could be allocated.

Your individual HO-6 policy typically addresses different exposures from the association's master policy. Loss-assessment coverage can be useful, but its limits, covered causes of loss and deductible provisions matter. It does not automatically cure a master-policy deficiency for mortgage approval.

Request a complete project package:

A project described as nonwarrantable is not necessarily uninhabitable. It means the project does not satisfy a particular financing channel's requirements, potentially leaving more expensive or restrictive portfolio alternatives.

Price the assessment into affordability

A $24,000 assessment payable over 24 months adds $1,000 monthly before any interest or administrative charges. Ask whether it must be paid at closing, whether the seller will contribute and whether the lender includes its payment in qualification.

Start with the monthly payment calculator, then add AOAO dues, assessments and your individual policy premium. Review closing costs separately so a prepaid assessment does not disappear inside an incomplete cash-to-close estimate.

Hawaii's 2026 one-unit conforming limit is $1,249,125 in all four counties, but that amount is a loan-size ceiling, not project approval. See FHFA Loan Limits. FHA high-cost limits can also reach $1,249,125; FHA condominium eligibility remains a separate question addressed through HUD FHA Mortgage Limits.

Secure a project-specific answer

Give the lender the exact project name, unit address and insurance documents before relying on a preapproval. Ask what remains outstanding and whether approval depends on a future insurance renewal or completed repair.

Reef & Reason's hurricane and flood insurance guide connects building coverage with household escrow planning. The practical goal is an affordable unit in a financeable building, with assessment exposure visible before closing.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
