Updated October 2026

A Hawaii home exemption reduces assessed value used to calculate eligible property taxes; it does not reduce your mortgage balance or automatically transfer from the seller. September 30 is an important filing date in several counties, not a universal statewide deadline. Buyers should confirm the deadline, occupancy test, and effective tax year with the county where the home is located.

Compare county rules before estimating taxes

Hawaii has some of the country’s lowest effective owner-occupied residential property tax rates, but classification and exemptions can materially change an individual bill.

CountyPlanning pointFiling issue to verify
HonoluluBasic home exemption is $120,000 under 65 and $160,000 at 65 or olderSeptember 30 filing and eligibility requirements
MauiQualifying owner-occupied exemptions can exceed $200,000Generally a December 31 filing deadline rather than September 30
KauaiQualifying home exemptions can reach $200,000 or moreSeptember 30 requirements and applicable exemption category
Hawaii, or Big IslandAge-based and other qualifying exemptions can reach $200,000 or moreApplicable filing cycle, age tier, and occupancy documentation

Do not treat $200,000 as a guaranteed basic exemption for every owner in every neighbor-island county. Age, ownership, residency, and other qualifications matter. County real property tax offices administer these programs; the Hawaii Department of Taxation handles separate state tax matters.

File deliberately after buying

Ask the county what evidence establishes eligibility. Depending on the jurisdiction, that may include ownership records, principal-residence information, and required residency documentation.

Your escrow closing and your exemption application are separate processes. Review the Hawaii closing guide so neither step gets overlooked.

Build the payment around your likely tax bill

The seller may have a different exemption, age qualification, or property classification. Ask your lender how it estimated taxes and whether the initial escrow deposit anticipates your expected bill.

Use the monthly payment calculator to model payments with and without the expected exemption. The Consumer Financial Protection Bureau explains escrow accounts and payment changes. Once your county approves an exemption, confirm that future escrow analyses reflect the updated bill rather than assuming the monthly payment changes immediately.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
