Updated October 2026

A primary residence in Wailuku or Kahului can have a very different tax and insurance profile from a Kihei condo or Wailea second home. Upcountry adds questions about acreage, access and water service. For Maui buyers, a useful mortgage estimate begins with the property’s actual use and tax classification, not simply the seller’s current bill.

Make owner-occupied treatment part of the budget

Maui County separates property-tax classifications and applies tiered rates. Eligible owner-occupied homes can benefit from substantial exemptions, including a $200,000-level home exemption, but the current amount, qualifications and effective period need confirmation with county records. September 30 is a key home-exemption filing deadline to put on the purchase calendar.

Hawaii is known for exceptionally low effective owner-occupied residential property taxes nationally, but that reputation does not establish an individual parcel’s bill. A seller’s exemption may not carry over to the buyer, and second-home or rental use can produce a different classification.

Model the payment using the monthly payment calculator, with taxes based on your anticipated ownership rather than an unexamined listing estimate. Add association dues, insurance and assessments as separate budget items.

Choose financing around the property type

Maui County’s 2026 conforming limits are $1,249,125 for one unit, $1,599,375 for two units, $1,933,200 for three units and $2,402,625 for four units. Legal unit count matters: an ohana or additional structure does not automatically establish eligibility for a higher limit.

Hawaii’s FHA high-cost one-unit limit also reaches $1,249,125. Check HUD FHA Mortgage Limits for the applicable property category before comparing FHA mortgage insurance with conventional pricing.

For condos, review project eligibility, master insurance and repair obligations. For Upcountry homes, establish permitted use, water arrangements and access. Hurricane coverage remains relevant across Maui; lava-zone insurance issues associated with Hawaii Island should not be indiscriminately applied to Maui properties.

Investigate affordable ownership terms early

The Hawaii Housing Finance and Development Corporation provides information on Hula Mae, down-payment assistance, Mortgage Credit Certificates and Kauhale or Affordable For-Sale Shared Appreciation Equity pathways. Confirm current availability and the exact program documents before incorporating benefits into an offer.

Shared appreciation can reduce the initial ownership hurdle while creating obligations when the home sells or is refinanced. Read the resale and repayment provisions alongside the monthly payment.

Reef & Reason can help organize the next comparison through a property-specific quote request, using occupancy, legal unit count, association costs and a realistic closing timeline.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
