Kailua and Kaneohe Mortgage Hub: Windward Oahu MCBH VA Loans, CPR Lots and Jumbo — Reef & Reason
Updated October 2026
A move near Marine Corps Base Hawaii can put Kailua, Kaneohe and Waimanalo on the same search map, but not on the same underwriting checklist. Coastal insurance, private roads and condominium property regime ownership can change financing even when two homes look alike. Reef & Reason separates military eligibility from the property questions that must also clear review.
Start VA planning with entitlement and occupancy
For an eligible borrower with full VA entitlement, a county loan limit does not impose a zero-down ceiling. The lender still evaluates income, credit, residual income and the appraised value. Borrowers with an existing VA loan or previously used entitlement need a remaining-entitlement calculation before deciding how much cash to reserve.
Orders, move timing and the intended primary residence should be discussed early. A future rental plan is different from buying an investment property at closing. Include any applicable funding fee, insurance and ownership charges when comparing VA with conventional financing.
Use the monthly payment calculator for budgeting, and review the Consumer Financial Protection Bureau guidance on comparing mortgage costs.
Read CPR documents as carefully as the floor plan
A condominium property regime, or CPR, is an ownership structure, not proof that a property is a conventional apartment-style condo. Detached homes can sit within a CPR, with shared land, access or maintenance obligations.
- Review the declaration, maps and allocation of common expenses.
- Confirm legal access, utility arrangements and responsibility for private roads.
- Match additions and accessory spaces to permits and appraisal treatment.
- Establish whether the property is fee simple or leasehold.
Leasehold financing requires attention to lease expiration, rent renegotiations and lender-specific remaining-term standards. Do not assume a lower leasehold asking price translates into a lower long-term ownership cost.
Choose the loan tier after pricing insurance
Honolulu County’s 2026 one-unit conforming cap is $1,249,125 under Hawaii’s statutory high-cost treatment. Check FHFA Loan Limits when establishing whether the proposed mortgage is conforming or jumbo. A purchase above the cap can still use conforming financing with sufficient down payment.
For Windward properties, obtain hurricane and flood quotes early, checking the actual parcel and policy requirements rather than relying on neighborhood generalizations. Waterfront exposure, roof condition and deductibles can materially affect cash reserves.
Compare fixed and adjustable structures with the ARM versus fixed calculator. Base the choice on a realistic ownership horizon, including the possibility that military orders arrive before an expected sale or refinance.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
