A Kailua-Kona condo, a Waikoloa village home and a Kealakekua property can have similar asking prices but very different mortgage requirements. Along West Hawaii’s coast, ownership structure, condominium finances, insurance availability and rooftop solar agreements often determine whether financing moves smoothly or requires a different loan program.

Start with ownership and project eligibility

Fee-simple ownership includes the land; leasehold ownership does not. For a leasehold purchase, the lender reviews remaining lease duration, rent increases, renegotiation provisions and whether the lease satisfies the selected program. A low listing price may conceal substantial lease rent or a limited financing window.

Condominiums introduce another review layer. Resort-style operations, hotel services, short-term rental concentration, deferred maintenance and inadequate master insurance can affect project eligibility even when the borrower qualifies financially.

A unit’s permitted use also matters: primary residence, second home and investment occupancy have different pricing and documentation requirements.

Match the loan to the property

For 2026, Hawaii’s one-unit conforming limit is $1,249,125, including Hawaii County. A larger purchase price does not automatically require a jumbo mortgage; the amount borrowed is what matters. Check the FHFA Loan Limits and compare financing against your actual down payment.

Solar equipment deserves its own document review. Owned panels, financed systems, leases and power purchase agreements create different obligations. The lender may need the agreement, payment terms and information about recorded filings or transfer requirements. Do not assume the seller can transfer an agreement automatically.

Get hurricane coverage estimates early, especially when a condominium master policy leaves substantial deductibles or coverage gaps. Insurance costs belong in the affordability calculation alongside association dues.

Build a realistic closing budget

Hawaii conveyance tax uses graduated brackets and distinguishes qualifying owner-occupant transactions from other purchases. Review the Hawaii Department of Taxation guidance rather than applying one flat percentage.

Use Reef & Reason’s monthly payment calculator to compare principal, interest, insurance and dues. Then work through the closing cost estimator, including prepaid insurance, escrow funding and any solar transfer charges identified in the contract.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
