On Oahu’s Leeward Coast, the right mortgage depends on more than whether the home is in Nanakuli, Maili, Waianae or Makaha. Fee-simple houses, condominiums and Hawaiian home lands properties follow different approval paths. Identify the ownership interest and property condition before choosing between FHA, VA and specialized DHHL financing.

Compare FHA and VA using actual cash needs

FHA financing can work for eligible buyers seeking a low down payment, but mortgage insurance belongs in both the closing and monthly-payment calculations. Honolulu County’s 2026 one-unit FHA high-cost limit reaches $1,249,125. Use HUD FHA Mortgage Limits to confirm the relevant unit count and program details.

VA financing may allow eligible borrowers to purchase without a down payment. Entitlement, occupancy, appraisal and lender requirements still apply. Compare any funding fee against FHA mortgage insurance and conventional alternatives rather than treating zero down as automatically cheapest.

Condition can affect every financing route. Missing safety features, significant roof issues or unpermitted changes may require additional review or repairs. For a condominium, project eligibility is a separate question from the borrower’s credit approval.

DHHL transactions need specialized preparation

A DHHL homestead purchase involves leasehold rights and eligibility requirements that differ from an ordinary private-market sale. Confirm the lease, transfer requirements and necessary approvals with a lender experienced in Hawaiian home lands transactions.

FHA Section 247 is designed for qualifying mortgages on Hawaiian home lands. It should not be confused with automatic eligibility for a standard FHA loan or with a conventional fee-simple purchase.

For other qualifying properties, check the Hawaii Housing Finance and Development Corporation for Hula Mae and down payment assistance opportunities. Ask about current funding, income restrictions and whether the particular property qualifies.

Keep affordability resilient

Obtain address-specific hurricane and other required insurance quotes early. Coastal exposure, building condition and condominium master coverage can make a generic estimate misleading.

Try Reef & Reason’s monthly payment calculator, then request a financing quote using the property’s actual ownership type. Leave room for maintenance and commuting costs as well as the mortgage. A purchase that preserves emergency savings can be stronger than one that uses every available dollar to close.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
