Moanalua, Salt Lake, Nuuanu and Liliha Mortgages: Tripler VA Commuters and Condos — Reef & Reason
Updated October 2026
For buyers commuting to Tripler, downtown Honolulu or nearby military facilities, Moanalua and Salt Lake offer different housing choices from Liliha, Kalihi and Nuuanu. A convenient commute can come with condominium dues, older-building repairs or hillside insurance considerations. Compare the complete ownership payment before deciding how much home fits your budget.
VA eligibility does not replace property review
Eligible military borrowers often consider VA financing because qualifying purchases can require no down payment. Full entitlement generally removes a county loan-limit cap for VA purposes, but lender approval, appraisal support and repayment capacity still control the amount financed. Partial entitlement can change the calculation.
A VA purchase also requires intended occupancy that meets program rules. For a condominium, confirm VA project approval rather than assuming approval for another loan type carries over.
Ask about the funding fee and whether an exemption applies. A financed fee increases the balance even when there is no down payment. The Consumer Financial Protection Bureau offers a useful framework for comparing loan features and closing disclosures.
Give older condominiums a financial inspection
Salt Lake and Moanalua buyers should review more than the unit’s finishes. Association finances and building condition can affect both financing and future costs.
- Read reserve information and recent board meeting minutes.
- Identify approved or proposed special assessments.
- Request information on plumbing, elevators and structural repairs.
- Review master insurance coverage and deductibles.
For conventional financing, Honolulu County’s 2026 one-unit limit is $1,249,125, as reflected in the FHFA Loan Limits framework. That larger borrowing ceiling does not override condominium project requirements.
For detached homes in Nuuanu, Liliha or Kalihi, verify permitted additions and whether advertised rental areas are legally recognized units. A second kitchen does not automatically create a qualifying duplex.
Budget for taxes, dues and changes ahead
Honolulu’s basic home exemption is $120,000 for qualifying owners under 65 and $160,000 for qualifying owners age 65 or older. September 30 is an important filing deadline; confirm eligibility and the applicable tax year before relying on the reduction.
Use the monthly payment calculator with association dues and realistic insurance. Compare longer-term principal reduction through the amortization schedule. Reef & Reason can help frame a VA-versus-conventional comparison around total costs, expected ownership length and the cash reserves left after closing.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
