Financing Hawaii Ohana Units, ADUs and Condominium Property Regimes (CPR) up to $2.40M — Reef & Reason
Updated October 2026
A Hawaii property with two kitchens is not automatically a duplex, and a Condominium Property Regime does not automatically create a financeable second dwelling. For multigenerational buyers, legal unit count and ownership structure determine which mortgage limits, appraisal methods and rental-income rules apply.
Establish what the property legally contains
An ohana dwelling or accessory dwelling unit may remain part of a one-unit property for mortgage purposes. A legally recognized duplex generally follows two-unit guidelines. A CPR divides ownership into condominium interests; it does not independently legalize buildings, resolve permit issues or guarantee separate utility service.
Before selecting a loan, gather:
- County permit records and approved plans.
- The title report and recorded CPR declaration, if applicable.
- Access, utility and maintenance agreements.
- Existing leases and documented rental income.
- Information about shared insurance and common elements.
The appraiser and lender must classify the collateral using the applicable program requirements. Separate entrances, meters or rental advertisements alone do not settle that classification. Unpermitted improvements can affect value, insurability and eligibility even when the family intends to occupy every room.
Match the loan limit to the collateral
Hawaii's 2026 statutory high-cost conforming limits apply across Honolulu, Maui, Hawaii and Kauai counties:
| Eligible property classification | Maximum conforming loan |
|---|---|
| One unit | $1,249,125 |
| Two units | $1,599,375 |
| Three units | $1,933,200 |
| Four units | $2,402,625 |
These are mortgage amounts, not maximum purchase prices. Confirm the framework through FHFA Loan Limits. A one-unit home with an ADU does not receive the two-unit ceiling merely because two households can live there.
For FHA financing, Hawaii's 2026 one-unit high-cost ceiling can reach $1,249,125. Check the appropriate property category through HUD FHA Mortgage Limits; do not substitute the conventional multi-unit table for FHA limits.
Qualify the household and the property together
Family contributions are not automatically qualifying income. Borrowers need documented income, acceptable debts and verified funds. Potential rent may require an appraisal rent schedule, leases and program-specific adjustments; anticipated informal payments from relatives are not equivalent to established rental income.
Compare mortgage scenarios with the monthly payment calculator, including realistic insurance and maintenance costs. If the CPR shares a master policy, review the AOAO insurance guide before assuming a detached appearance eliminates condominium underwriting.
Reef & Reason starts with the legal configuration, then matches financing to the household's plans. That order helps prevent a purchase budget based on a unit count the lender cannot accept.

Editorial Methodology & Primary Sources

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
