Updated October 2026

Eligible service members and veterans buying near Joint Base Pearl Harbor-Hickam, Schofield Barracks, or Marine Corps Base Hawaii may use VA financing with no down payment. With full entitlement, VA does not impose a county loan limit. Hawaii’s $1,249,125 one-unit conforming limit for 2026 is therefore a useful market reference, not a universal ceiling on zero-down VA borrowing.

Separate entitlement from lender approval

Your Certificate of Eligibility helps establish entitlement and any funding fee exemption. The lender still evaluates income, credit, debts, residual income, the property, and the requested loan amount. A lender may also apply its own requirements for larger loans.

With remaining rather than full entitlement, county limits can affect the guaranty calculation and whether a down payment is needed. Existing VA loans and prior entitlement use should be reviewed before you make an offer.

The FHFA Loan Limits resource provides the county conforming figures used as a reference in certain entitlement calculations. Compare other financing paths in the Hawaii mortgage options guide.

VA loans have no monthly mortgage insurance, but a funding fee may apply unless the borrower qualifies for an exemption. Zero down also does not mean zero cash needed: closing costs, prepaid insurance, and escrow deposits still require a plan.

Build the payment around documented military income

Basic Allowance for Housing can support qualification when properly documented and expected to continue. The lender reviews your income records, orders, service status, and other relevant circumstances rather than simply matching the payment to a published BAH amount.

Use the monthly payment calculator to test the full housing payment. The Consumer Financial Protection Bureau offers tools for comparing lender estimates and closing costs.

Treat veteran tax benefits as a separate application

A VA funding fee exemption does not automatically establish eligibility for a county disabled-veteran property tax exemption. Each county sets its own qualification, documentation, filing, and renewal rules; disability ratings and principal-residence requirements can matter.

Check the home exemption guide, then confirm the applicable county’s veteran provisions and deadline. Do not assume every county uses September 30.

Before submitting an offer, request an entitlement review and property-specific payment estimate. That combination is more informative than either the conforming limit or your BAH amount alone.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
