Updated October 2026

West Maui financing starts with a clear distinction: buying an intact residence, purchasing a condo with association-level issues and rebuilding a damaged home are different lending assignments. In Lahaina, Kaanapali, Napili and Kapalua, the property’s present condition and documented insurance coverage can matter more than a preliminary rate quote. Reef & Reason builds the financing comparison around those facts first.

Review the condo’s insurance and repair position

For an existing condo, request the current master policy, hurricane coverage, deductibles, budget, reserve information and outstanding assessment notices. A unit that appears move-in ready can still face financing restrictions because of unresolved building damage or inadequate association insurance.

Fee-simple and leasehold units require different analysis. Lease expiration, scheduled rent changes and lender acceptance can reshape both affordability and resale options. Do not assume a resort address means all units share the same ownership or financing terms.

Separate purchase lending from rebuilding funds

A standard purchase mortgage generally expects a property that meets the program’s condition requirements. A substantial rebuild may instead require construction financing, renovation financing or a construction-to-permanent structure, depending on the scope and lender.

Establish title, permits, contractor qualifications, an itemized budget and a realistic draw schedule. Insurance proceeds, an existing mortgage and any assistance must be coordinated so the same funding is not counted twice. Include contingency funds and temporary housing costs rather than budgeting only the construction contract.

The Consumer Financial Protection Bureau offers mortgage comparison guidance. Use the closing cost estimator for transaction planning, while keeping construction draws and project contingencies in a separate worksheet.

Set the loan ceiling and ownership budget

Maui County’s 2026 one-unit conforming ceiling is $1,249,125, the same statutory high-cost limit used throughout Hawaii’s four counties. Confirm the limit through FHFA Loan Limits. Meeting that dollar ceiling does not override condition, insurance or condo-project requirements.

Owner-occupied property-tax treatment also differs from second-home and investor classifications. Confirm eligibility and the September 30 exemption filing timeline rather than carrying the seller’s tax assumptions forward.

For broader county comparisons, visit the Maui County mortgage hub. Then request a financing review with the property address, insurance documents, ownership type and any repair scope so the proposed loan matches the actual transaction.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
